摘要
我国工业地价偏低的客观性可从工业用地的生产要素特性、经济贡献、工业投资的风险分析和区域竞争力建设等方面进行解释。但工业用地成本核算,土地级差收益还原,工业厂房租金、售价剥离和工业用地招拍挂成交价格修正等科学估价途径和方法,可以克服工业地价评估中非客观性因素的干扰。城市地价规律、不同用途的空间竞争、经济发展和区域均衡对于合理确定工业地价具有重要的作用和意义。
The objectivity of the lower level of industrial land price in China can be explained from the perspectives of essential factors of production of industrial land use, economic contribution, the risk analysis of industrial investment, and the construction of regional competitiveness. The interference of non-objective factors in industrial land price assessment can be overcome by applying scientific approaches and methods, including the cost accounting of industrial land use, differential land revenue reduction, industrial property renting, price stripping, and the current price amendment of public bidding, auction and listing for industrial land use. In addition, the law of urban land prices, the spatial competition in different land uses, economic development and regional balance are all important and significant to the rational determination of the standard of industrial land prices.
