Based in Changsha City in Hunan, this paper analyses the prominent problems for commercial real estate development of Changsha City, such as investment spontaneity development blindness, modular thinking of the development, development out of line with operating, the unitary financing channels and so on. Accordingly we should make the accurate market positioning, scientific and unified planning, and should change the development patterns and broaden financing channels, and so on.
