摘要
在一般的估价实务中,房地产估价师都是根据有关房屋完损等级评定标准,通过对房屋结构、装修、设备3个重要组成部分的完好、损坏程度的实际观察,结合评估经验,得出估价对象的成新率。但是,对于大型的、比较复杂和可比实例少的估价对象,很难通过经验判断用具体的数据来描述其成新率。本文引用了模糊综合决策模型结合德尔菲法分析确定房屋成新率,可以有效地减少传统方法中的主观性,对建筑物成新率进行定量评判。
In the general evaluate affairs, the real estate appraisers always obtain the depreciation rate of evaluate object through the intact and extent of the damage of house fabric, fitment, equipment and evaluate experience,according to some assess standard of the thru damage grade of building. However, toward the evaluate objects which are large-size, complex and have fewer comparable sample, it's hard to describe their depreciation rate by concrete data. The text cites the fuzzy comprehensive evaluation model and the Delphi to analyse and definitize the house depreciation rate. It can not only effectively reduce the subjective affection usually in traditional method but also quantitative judge the building depreciation rate.
