摘要
由于农村土地使用权估价机制尚未形成,从而制约了农村土地证券化的推行。文章运用收益还原法对农村土地使用权进行估价,叙述了软集合的基本理论与定理,并考虑到土地使用权价格的各个影响因素,分析了软集合条件下土地使用权年收益评价的基本方法,以及资本化率的确定,继而得出农村土地使用权价格。
As the land usage rights evaluation mechanism had not formed, it is hard to carry out the securitization of rural land. This paper used the income capitalization method to evaluate the rural land usage rights; described the basic theories and principles of the soft set; analyzed the annual income evaluation method of rural land usage rights under soft set theory, considering the price influence factors of the rural land usage rights, and determination of the capitalization rate, which in turn set the price of the rural land usage rights.
