摘要
本文对个人合资建房遇到的组织困境进行了初步分析。本文认为,集资的产权性质、公共决策的困境、常设机构的激励约束机制缺失以及宏观环境(信用环境)缺失是造成组织困境的四大原因。紧接着文章对建房的委托代理关系进行了分析。最后利用统一框架分析了"个人建房低价幻觉"的现象。
The paper makes an rural analysis on using of capital raised in commercial building projects. It focuses on organization trouble which is caused by four pieces of factors: Property rights nature of capital raised;Public decision trouble ;Scarcity in incentive and regulating mechanism of standing institution and scarcity in credit surrouding. Then principal agent relation of house building is analysed. On the basis of which illusion of low price is explained in the end.
