容积率是房地产开发项目重要的控制指标,其确定需要考虑众多因素。在分析房地产开发项目容积率与开发企业战略选择、项目营销、产品舒适度以及项目盈利之间关系的基础上,总结提出房地产开发企业进行容积率相关决策的一般流程。
Floor Area Ratio is an important control index of real estate deVelopment project. Many factors should be considered when it being made. The paper analyses the relations between Floor Area Ratio of real estate development project and strategic choice of development enterprises, project marketing, comfort of product and profit of project. Base on the analysis, general p^ocess which is about nlaking Floor Area Ratio of real estate development project is also proposed in the paper.
