"以房养老"作为中国新出现的一种养老方式,分为抵押房式、出租房式和出售房式三种类型,有其适应的人群和存在的现实基础,但实际操作过程中出现了制度层面的长期性、技术层面的多阻碍性和观念层面的难逾越性的障碍。然而,"以房养老"确实是一种很有价值的模式,拥有从侧面缓解中国目前所面临的人口老龄化的压力,能够部分缓解城市住房的供需矛盾等积极功能,可以作为中国一项补充的养老保障模式。

Housing endowment, a new mode of providing for the aged in China, can be classified into mortgage house, rental house and sale house type, with a number of people suitable for this method and the base for existence. But in practice, there exist many barriers in system implementation, in operation and in Chinese people＇s ideas. However, housing endowment is really a supplementary mode of Pension Protection, which can reduce the press of the ageing population, to ease the contradiction between supply and demand of housing in some cities and other positive features.
