The Analysis to Rigid Housing Demand under the Macroeconomic Regulation and Control

为了解决目前房价居高不下的现状,政府在出台控制房地产市场的宏观调控政策时,不仅要考虑如何"管"、"压"这种过旺的住房需求,还应该考虑对住房刚性需求进行分析,并加以有效疏导和释放。从引起房价高企的住房刚性需求的成因分析入手,提出了调整和转化住房刚性需求、稳定房价的有效方法,对解决目前房地产市场过热、房价持续升温的现状有较强的现实指导意义。

Abstract： In order to lower the high level of the present house price, the government must consider how to control or suppress the excessively prosperous demand for housing, at the same time, should consider carries on the analysis to the rigid housing demand and find an effective way to unblock and release it, when appears the macroeconomic regulation and control policy to control real estate market. This article analyzes the origin of rigid housing demand which causes the house price to rise unceasingly, and proposes the effective method to adjust and transform the rigid housing demand for the stable house price. These suggestions have strong actual guiding significance to solve the present situation which superheating real estate market and the house price going higer and higher continually.
