从美国次贷危机看我国住房抵押贷款存在的风险

摘要 美国次贷危机的爆发和蔓延,无疑已经对世界金融业产生了重大影响,也引起我国学界对国内住房抵押贷款风险的关注。我国住房抵押贷款存在着诸如房地产金融体系相对简单、参与者单一、商业银行风险控制水平不高、住房抵押贷款尚未证券化等风险。今后,要进一步推进国内资产证券化的发展,从政策上支持个人住房抵押贷款的风险管理,中央银行应当强化对银行贷款质量的监管,建立有效的金融体系监管制度。 The outbreak and expansion of American sub -prime mortgage loan crisis has no doubt had great influence on world financial industry, which has also aroused great concern by Chinese academic community with housing mortgage loan risks in China. There are such risks for housing mortgage loan in China as relatively simple real estate financial system, single participants, low risk controlling levels of commercial banks, no securitization of housing mortgage loan, etc. In future, in order to further push forward the development of assets securitization in China and support risk management of individual housing mortgage loan from the policy, it' s-necessary for the central bank to strengthen regulation of bank loan quality for constructing an effective financial system regulation institution.
