摘要
人们感觉房价实际涨幅比政府公布的房价涨幅要高得多。这种结果主要根源于政府每年向社会公布的平均房价和房价涨幅是以销售量为基础的平均交易房价的涨幅。经分析,我们可以发现,在现阶段房产市场以新房交易为主和城市房地产开发以外延扩张型为主的背景下,当房产市场上涨时,政府公布的房价涨幅低于真实的房价上涨水平,而当房产市场价格下降时,政府公布的房价跌幅又大于真实的房价跌幅。
In recent years,people could feel that the real properties' prices have been going up at a higher rate than the one government issued.That's because the rising rate government offered is an average figure which calcu-lated on the basis of sale.In this article,the author analyzed the phenomenon and concluded that when the real property's price goes up,the real rising rate of the real property price is bigger than the one government offered and vice versa,under the background that new real properties deals cover a large portion of the real property market and the real property development is expanding extensively.
