摘要
在对房地产业的外部性的特性进行分析的基础上,分析了房地产业系统与外部系统的相互作用关系。在此基础上,选用网络DEA模型对房地产业外部有效性进行分析,收集了中国统计年鉴上的相关数据,进行了计算分析,得到实证的结果。结果表明,只有河北和江西两地房地产业发展达到外部有效,且我国大部分经济发达地区存在房价过高,人民福利过低的现象。
On analyzing characteristic external of real estate industry, relationship of real estate industry and external system has been debated. On these work, network DEA is proved that it is properly to calculate real estate external efficiency. Then much relative data was collected from china statistic year book of 2002--2007 to calculate. In the end, some conclusions were drawn from this paper： first, just only two regions reach DEA efficiency, they are Hebei and Jiangxi; second, in most areas of our country exist problems that too higher prices and too little benefits for people＇ s lives.
