摘要
利用我国1999~2006年全国和31个省、市、自治区的房地产价格数据、银行信贷以及其他宏观经济数据,运用面板分析技术实证考察了我国银行信贷对房地产价格的影响。结果表明,消费信贷是影响我国房地产价格上涨的重要因素,而房地产开发投资贷款对房地产价格上涨的影响较弱。另外,在我国东部、中部和西部地区,银行信贷对房价的影响存在区域差异。
The paper investigates the housing prices, bank loan and other macro-economic data of national and 31 China provinces or cities during 1999-2006, and then analyzes the impact of bank loan on the housing prices by using panel data models. The result shows that the consumption loan is the major factor influencing the housing prices of China, while the real estate investment loan has less impact on the housing prices inflation. The result also shows that the impact of bank loans on the housing prices is regionally different in the Western, Middle and Eastern regions of China.
