Analysis of Current Situation of China Real Estate Market Based on Matthew Effect and Butterfly Effect

运用"马太效应"理论对房地产市场近期表现及原因进行分析,并通过"蝴蝶效应"理论对房地产与国民经济的关系进行阐述,在此基础上充分认识房地产市场发展规律和政府宏观调控政策,强调了政府在构建房地产市场理性发展模式中的主导作用,并提出建议,为房地产市场发展的理性回归提供新的思路。

The paper analyzes the performance and the relevant causes of the recent real estate market by using the ＂Matthew Effect＂ theory. The paper also analyzes the relationship between the real estate and the national economy by using the ＂Butterfly Effect＂ theory. As a result, the development rule of the real estate market and the government Macro-Control policies as well as the importance of the leading role of government in constructing the rational development model of real estate is fully understood. Finally, the paper gives a few suggestions, providing some ideas for rational return of the real estate development.
