摘要
从降低轨道交通前期工程造价以及发挥规划作用的角度,阐明了轨道交通沿线特别是车站预留部分土地的必要性。讨论了车站预留土地开发规模的确定因素,分析了轨道交通的受益对象。指出我国轨道交通建设过程中的不合理性,从而总结出由轨道交通企业自行组织地块开发、轨道交通企业和开发商合作开发、开发商承担设施建设等三种"轨道+预留土地"的开发方式。
In recent years, with China's rapid development of rail transit, many researches are done about the development of land along rail transit lines. From the perspective of reducing engineering cost and the role of planning, this paper illustrates the need of reserving land along the rail and especially in the station area, discusses the factors that determine the scale of reserved land around stationgy finally, this paper argues that the benefit of rail transit will come from the development of rail + the reserved land.
