摘要 当前国内房价的居高不下与收入差距的拉大密切相关,但现代主流经济学却基于伦理自然主义而将这种现状合理化。其实,住房本身是社会大众的基本生活必需品,具有公共品的特性,从而不能简单地放任市场机制来加以配置。各国政府从房地产中获得了大量的财政收入,这不仅违背税赋的支付能力原则,也使"住者有其屋"这一理想离现代社会越来越远。 Recently, the high-priced house can be attributed to the gap of income which is becoming larger and larger. Unfortunately, Modern mainstream economics justified the actuality based on ethical naturalism. As a matter of fact, being a basic necessary for mass and owning the nature of public good, housing can not be allo- cated only by market. However, many governments snatch a lot of finance income from Realty, which not only disobeys the ability-to-pay principle, but also makes modern society deviating further and further from the ideal that "everyone owns his house" .
