基于GIS基础上的北京住房价格空间格局研究

Study on Space Pattern of Housing Price of Beijing be Based Upon CIS

在分析北京市2007全年的商品住房交易数据基础上,运用G IS技术对13个区的住房价格梯度和房价空间格局进行研究。研究结果表明:北京市住房价格空间格局与城市次中心及基础交通设施的分布有显著的相关性;住房价格在城市次中心附近形成岛型的价格梯度形态;大型轨道和高速公共交通的不均衡分布则加剧了住房价格的空间分异性;北京传统的单中心空间格局正在被打破,城市多中心化趋势渐显。

After researching on the housing price gradient and space pattern of housing price of the 13 districts of Beijing by using the technology of CIS, it shows that the space pattern of housing price has notable relativities with the subcenter and the distribution of basic means of transportation; the housing price has formed island price gradient around the urban subcenter; the disproportion distribution of large-scale railway and high speed public transportation has intensified the space differentiation of housing price; the traditional single center space pattern has gradually been broken, while the trend of urban multi-central areas has gradually emerged.
