摘要
运用制度分析理论考察土地供应制度对房地产开发企业行为的影响,运用SCP范式研究房地产市场结构、市场行为和市场绩效,建立了一个基于制度-行为-绩效理论框架的房价-地价分析模型,揭示了我国房价与地价的关系。
Using the Institution Analysis Theory, the paper researches on the influence which the land supplies institution to the property development enterprise behavior. Using the SCP Model Theory, this paper researches on the real estate market structure, market behavior and market performance. This paper establishes a theory framework based on the institution-behavior-performance about house price and land price, which can explain the relationship between house price and land price.
