房地产开发企业在我国尚属一个新兴行业,具有很大的发展潜力,是一个发展潜力较大的行业。由于房地产开发投资周期长、投资额巨大,所以,房地产开发企业一般需要通过财务杠杆来融资用于项目开发,而运用财务杠杆就有可能带来风险。因此,在进行房地产开发投资决策前一定要在考虑自有资金和可能筹集到的资金总量的基础上,选择适合自己企业投资能力的项目,以稳健的发展代替快速扩张,尽可能减少企业财务风险。
