摘要
安徽省及合肥市房地产泡沫的评价指标,本文选用"房价收入比、房价与CPI的同步率、房价与租金的同步率、房屋销售额增长与社会商品零售总额增长的同步率、房地产投资强度、土地价格增长率"六项指标;安徽省及合肥市房地产泡沫的程度,本文在借鉴国内外学者研究成果基础上,用"边际收益法"进行测度。
This article selects "housing price-income ratio, synchronization rate of house price and CPI, synchronization rate of house price and rent, synchronization rate of house sales volume growth and the total volume of retail sales of social commodity growth, the real estate investment, the growth rate of land price" as evaluating indicator of the real estate bubble in Anhui and Hefei. Based on the use for reference of the result of study, made by scholars both home and abroad, this article uses marginal revenue analysis method to evaluate the degrees of the real estate bubble in Anhui and Hefei.
