摘要
为完善土地估价方法,提高估价结果的可靠性和准确性,运用文献综述的方法辩证地总结研究了各估价方法的优缺点。结果表明,每种方法都有其理论、技术和计算细节等方面的缺陷;该定量处理的问题没有定量处理;信息获取不充足;影响地价的因素考虑不全面;每种估价方法都需要有较高业务素质的估价人员。提出的完善途径有利于各估价方法相互衔接,提高估价结果的可靠性和准确性,同时也为土地交易价格评估和地价评估体系等的发展和完善提供保障。
The purpose of this study was to perfect land appraisal methods and verify the veracity and reliability of appraisal results.Literature review methods were used to study the merits and demerits of land appraisal method dialectically.The results indicated that each method had the defects in theory,technology and methodology.Some details were not processed quantitatively.Information retrieval was not insufficient.The consideration for many reasons influencing land price was not quite comprehensive.Each land appraisal method needed higher professional qualities characters.The variety of ways to deal with land appraisal methods were put forward which will dovetail with each other,improving the reliability and appropriateness of the evaluation price,and offering security to land transaction price and land price appraisal system for development and perfect.
