摘要
近年来,房地产开发贷款在银行信贷总量中的比重逐年上升,而在建工程的抵押已经成为房地产开发企业融资的重要方式。但在建工程的抵押涉及许多不确定性,很容易产生风险。在建工程抵押时的价值评估已经引起贷款银行的关注。本文通过分析有关在建工程抵押的法律关系,提出了在建工程的抵押条件,并对抵押评估方法中的成本法和假设开发法进行了深入的探讨,供银行业和不动产评估行业参考。
Nowadays, mortgage of property under construction has become an important manner of the real estate developers’ financing. As mortgage of property under construction has much uncertainty and is easy to cause risks, banks pay much attention to its valuation when deciding whether to make the loans. In this article, the author put forward the conditions for mortgage of property under construction after analyzing its law relationship, and made a deep discussion on cost approach and hypothetical development method for these valuations to give some reference to banking and real estate valuation profession.
