公共投资对房地产市场的价格溢出效应研究——基于中国30省市数据的检验 被引量:47

摘要 本文在构建公共投资与房地产价格关系模型的基础上,利用面板数据检验了公共投资对房地产市场的价格溢出效应。实证结果表明,土地价格受公共投资的影响最大,其次是住宅、办公楼和商业用房;生态环境投资对土地和住宅的溢价值较高;公共交通投资对经营性房地产的溢价值较高;教育投资,尤其是中学教育投资对各类房地产的溢价值较为稳定;以燃气普及率为代表的城市基础设施投资对房地产价格的溢价值也较稳定。上述实证结果说明公共投资是提高城市经济活力的有效方法之一,重新设计房地产税种和税率是我国房地产税制改革的必然选择。
