摘要
房地产业的模式适应性,深刻影响社会和经济发展状态。十年间"量"的增长速度,使得长期集聚的焦点问题在短时间内凸显,表现出现阶段复杂的的失稳现象。一方面,社会的快速发展对房地产模式的需求日趋分化;另一方面,已经商品化的房地产行业的产业结构与产品类型上却延续着相对传统的开发惯性。供给模式的多样化缺失,成为影响房地产业发展平衡的核心因素。文章分析当前房地产现象与适应性,解读现有调整政策的导向,针对房地产结构的资源配置、制度形式、开发模式和产品类型等方面,提出产业多元化的修正策略。
Continuous increase of Chinese real estate industry has great influence upon social and economic development. With a decade of rapid accumulation in quantity, some long--term focal problems come out and the phenomenon characterizes Chinese background. Although social demands are increasingly growing diversified., the commercialized real estate industry still follows traditional inertia. Lacking diversity in supply becomes the core of unbalance. At first, this thesis analyzes situation and adaptability of Chinese real estate, then commentates validity of current policies. Finally, revisory strategies are given from four aspects: resource distribution, mechanism forms, development patterns and product types.
