摘要
就目前建筑工程竣工交付使用后的回访与保修中存在的主要问题进行了探讨,究其产生的原因,对工程整体效益且争议较多的回访与保修的组织与安排、回访与保修范围的确定、经济责任的划分等提出一些可行的建议,以促进建筑工程竣工交付使用后的质量跟踪管理更加规范化、制度化。
The paper makes an approach to primal problems which exists in return visit and guarantee of construction works at present afer closeout and turn over, analysing the likely causes of problems, put forward some available advice contrapuntally to the scope of return visit and guarantee, the organization and arrangement of return visit and guarantee, the carving up of financial responsibility and so on, which refers to engineering integral benefit and are disputed any more, and so promote quality management and defect tracking of construction works more standardized and institutionalized afer closeout and turn over.
