浅析影响城市房地产价格评估的环境质量因素 被引量:4

摘要 区位是影响城市房地产价格的第一位因素,包括:位置、交通条件、基础设施和环境状况等因素.其中,环境因素包括大气环境、水文环境、声觉环境、视觉环境和卫生环境等.房地产估价的主要难点是,房地产价格的影响因素多种多样且难以把握和量化.本文在分析环境质量影响房地产价格的机理的基础上,构建了一个经济计量模型,以分析环境质量因素对房地产价格的作用.结果显示,随着人们生活水平的提高和环境保护意识的加强,环境质量越来越成为影响房地产价格的重要因素. Location is the first factor affecting urban real estate prices,including its position, transportation, infrastructure and environmental conditions and so on. And the environmental factors include the atmospheric environment, hydrology environment, sound environment, visual environment and health environment. In real estate appraisal practicing, the main difficulty is that the impact factors are various and difficult to grasp and quantify. Based on analyzing the driving effect of environment in urban real estate ,this paper constructs a measure model for supporting estate appraisal practicing . Thus it can be seen, with the improving of people' s living condition and the strengthening of their consciousness of environment protection, the quality of the environment plays more and more important role in real estate appraisal.
