区域房地产业与区域经济发展的长期动态协调关系研究 被引量:15

A Study on the Dynamic Durative Coordinate Relationship between Real Estate Industry and Regional Economy

摘要 本文以我国北京、天津、上海、重庆四大直辖市为例,采用状态空间变参数模型对房地产投资、房地产消费与国民经济之间的长期动态关系进行实证研究,并从供给、需求等经济基本面角度测算了四大直辖市房地产的长期均衡价格。研究结果表明,随着时间的推移、经济发展水平、居民消费水平等宏观经济基本面的改变,房地产业与地区经济之间的均衡协调关系也处在不断的调整状态中。
