摘要
在全球金融危机不断蔓延,国家不断加强房地产市场调控的情况下,自2007年年末以来,住房消费者的预期发生变化,住房市场出现一定的观望氛围,住房成交量持续加速下降。本文运用博弈论,从开发商与消费者(即需求与供给)的互动关系,开发商与开发商之间的利益争夺,来分析我国房地产价格走势。
With the global financial crisis quickly spreading, China has strengthened regulation and control of real estate market. Since the end of 2007, some changes have taken place in consumer buying expectations and housing consumers have taken a wait-and-see attitude, which accelerates the decline in housing turnover. Starting from game theory, the paper analyzes real estate price movements in China from the relationship between developers and consumers (that is, between supply and demand), and from the perspective of competition for benefit among developers.
