农用地基准地价测算方法研究

Research on the Reckon Method in Datum Price of Farm Land

为了建立评估农用地基准地价的方法体系,运用综合比较分析法,以扶风县农用地定级成果为基础,采用样点地价平均法和定级指数模型法综合确定扶风县农用地的基准地价。结果表明,以农用地基准地价为基础确定土地补偿费科学、合理。

To build a methodology of assessing datum price on agricultural land,datum farm land price in Fufeng county was determined using analysis method of synthesis and comparison,based on the result of farmland gradation in Fufeng county and in light of integrating average price on sample crop with grading index model. The result showed that it was scientific and reasonable to determine compensation fee of land based on datum price on farm land.
