摘要
20世纪60年代产生于美国的房地产投资信托,自20世纪90年代后飞速发展并进入欧洲、亚洲等国际市场。澳大利亚、英国、日本、香港等许多国家和地区纷纷借鉴其制度设计,发展本地的房地产投资信托业务。20世纪80年代以来对REITs的法律制度、资产属性、并购、投资价值、股息政策、资本结构、代理成本、IPO、投资回报、投资战略等方面进行了深入研究。
Since 1990s, the real estate investment trust that evolved from U.S.A. in 1960s has been developing and entering into international markets such as Europe, Asia. A lot of countries and regions such as Australia, Britain, Japan, and Hong Kong began to develop their own real estate investment trust business. Since 1980s, studies on REITs focused on legal system, assets attribute, merger, investment value, dividend policy, capital structure, agent' s cost, IPO, investment return, investment strategy, etc.
