摘要 在首次构建农村土地征收价格影响因素体系的基础上,提出采用偏相关分析法确定影响因素.然后利用遗传神经网络建立农村土地征收价格评估模型的新方法,并选取天津市土地征收市场交易案例进行实证分析.研究结果表明,遗传神经网络能够以市场信息为依托,科学客观地评估农村土地征收价格,具有实际应用价值. Rural land price for compulsory acquisition is a new form appears in the Reform of Land Acquisition Institution in China., Because of the double characteristic that the land ownership and land use change generally, it's difficult to evaluate by traditional method. This paper structures the influencing factor system of rural land price for compulsory acquisition first, and put forward the new approach of asserting the influencing factors by partial correlation analysis, then evaluating the price of rural land for compulsory acquisition by genetic algorithm and neural network. It also takes Tianjing as a case. The study demonstrates that genetic algorithm and neural network being able to take market information as backing to evaluate the rural land price for compulsory acquisition scientifically and objectively, has a high value of practical application.
