摘要
地价模型构建的基本理论是基于农地价格与其综合质量存在着一定的相关性。农地的综合质量是农用地自然、经济和社会因素的综合体现,即定级指数。定级指数反映了农用地的适宜性及其生产力水平的高低,地价是农用地质量的货币表现形式,也是综合质量的体现。从理论上来讲,两者应具有一定的相关性。但从研究区的样本数据计算结果来看,两者之间呈弱相关,所以对传统的模型法进行创新,并与样点地价平均法进行对比验证。
The land price evaluation model of the basic theory was based on the relation between prices of agricultural land and its comprehensi,cquality. The comprehensive quality of agricultural land was the natural, economic and social factors of agricultural land that rating relected the gradation index. The gradation index reflected the suitability evaluation of agricultural land and the level of productivity of land, which was the embodiment of the comprehensive quality. In the term of theory, they should have some relevance. However, they have a weak correlation from the sample data resuits, so this paper made some innovations on the traditional model, and made comparison with the sampling point land price average method.
