Dynamic Change of Urban Standard Land Price in Xiamen City

以厦门岛为研究区域,对厦门市1997年以来城市基准地价的动态变化进行分析.选取15个影响厦门基准地价变化的因素,应用主成分分析法对影响厦门市基准地价变化的基本因素进行了分析,揭示了引起基准地价动态变化的主要内在驱动因子为经济发展水平、基础设施的完善程度和产业结构状态.

Xiamen Island is taken as studied area＇, and the dynamic changes of the standard land price of the city from 1997 are analyzed. Fifteen factors that affect standard land price changes are chosen for analysis by applying PCA method. The study reveals that economic development, infrastructure construction and industry structure are the 3 main driving forces that cause the dynamic changes of standard land price.
