摘要
在借鉴了国内外学者的研究成果基础上,研究了1998年我国住房体制改革之后上海市近10年来房地产行业时间序列统计数据的运行特征,建立了房地产泡沫评价指标体系,包括指标的选取、临界值的确定、指标的综合测算。研究发现,上海市房地产市场确实存在一定的泡沫。
Based on the research results by worldwide scholars, this paper analyzed the characteristics of series statistical data of real estate industry in Shanghai in the last 10 years since housing reform in 1998. The evaluation index system of real estate bubble was established, including the selection of index, identification of critical value and comprehensive measurement of index. The results show that the real estate bubble exists in Shanghai.
