摘要
从交通基础设施的可达性、聚集效应、改善区域面貌和投资环境等三个层次分析交通设施对周边房地产价值的影响机理.并以武汉南泥湾高架桥为例,以Hedonic估计法和方差分析法为基础,加以改进,构建模型以计算交通设施对房地产价值变化的贡献作用.计算结果从不同角度均表明了项目对周边区域住宅价格的影响极其显著.
Urban transportation infrastructures, such as viaduct, subway and expressway, can promote the value of the district real estate. This paper analyses the mechanism on how transportation infrastructure boosts the value of adjacent properties from accessibility, building-up effect, improvement of district natural and investing environment. Traditional Hedonic Price Model and Analysis of Variance Model are modified,special analysis models for studying the effect of transportation infrastructure on the price of different properties are developed. The Nanniwan Viaduct is taken as an example to explain the employment method in empirical analysis. The calculation outcome shows that the influence of the viaduct on housing price in nearby area is tremendously large, and it can also promote social economy in the city.
