摘要
通过对房地产市场交易者的分类和分段研究,提出综合的动态模型。综合模型给出了房地产行业的三个特点,即:住宅集中开发分批销售;投机过程提高了住宅的附加值;投机者和开发商是住宅供给的时间平移者。这三个特点对国民经济会造成重大影响,如推动物价上涨、造成经济过热、引发经济衰退、推迟经济复苏、通过国民财富转移形成虚假经济繁荣等,从而重挫国民经济,因此需要施行特别的政策防止其对经济的致命危害。
A synthetic dynamic model was proposed on the basis of studying the classification and gradation of traders on the real estate market. The synthetic dynamic model reveals three features of the real estate industry, including: mass exploitation and partial sales of residence, and the enhancement of additional value during speculation, the speculator and real estate developer being the same time translator in the provision of residen- cy. These three features have a great influence on national economy, such as driving prices, bringing about an overheated economy, initiating an economic downturn, postponing economic recovery time, forming illusive economy prosperity through transfer of national wealth. These will frustrate national economy. It is necessary to carry out special policies to avoid fatal economic disaster.
