摘要
2007年5、6月份开始,美国爆发次贷危机。此后,次贷危机向全球蔓延,引起了很多国家房价的下跌、全球金融金融动荡的加剧和经济增速的下降。次贷危机的爆发在某种程度上也传导至中国,增加了我国经济所面临的外部压力,中国整个房地产市场和地方房地产市场处于多事之秋,如"拐点"论、徐滇庆和牛刀的深圳房价赌局闹剧、房地产市场"朱坚强"说等等都引起了社会各界的极大关注。同时,由于我国整体房地产市场目前正在面临着一轮新的调整,因而其走势和发展也越来越引起各界的关注。联系和分析笔者所在的城市——福建省莆田市房地产市场的现状究竟如何?存在哪些主要的问题?其未来的发展趋势和走向又怎样?这些问题是当前当地许多老百姓、投资者、地产商和政府决策者都迫切希望了解的问题。本文拟就这些问题进行一个粗略的梳理和分析。
The United States sub-prime crisis broke out in may and june in 2007. And this Crisis spread to the whole global, which Caused many Consequences Such as the decline of housing prices in many countries.the exacerbated of global financial turmoil.the decrease of economic growth. To some extend, the crises also affected our country that increase the China' s economic pressures faced by. Our whole realestate market and local estate market were in troubled times,for example, the "Inflection point" view, the gambling room farce by xudianqing and niudao in shenzhen.the "zhujianqiang"of housing market, All of these caused a great deal of concern in all aspect of society. At the same time, our real-estate market is facing a new round of adjustment, thus its movement and development are increasingly attracted by extensive attention. Contact and analysis the city of author' show about the present situation of the city of putian in province fujian? What was the questions still exist? What is the future development trends of the real-estate market? These questions are at present many local people, investors, property developers and government policy-makers are eager to understand. This paper will perform a rough combing and analysis.
