摘要
基于效用论理论、消费者偏好理论与市场供需均衡理论,提出城市住宅自然属性价格概念模型,并构建了城市住宅自然属性价格计算模型.针对城市住宅自然属性价格模型构建中的函数选择问题,通过收集天津市2806套住宅的交易资料,选择16个城市住宅自然属性,采用SPSS13.0软件对3种模型函数进行处理并进行了实验对比分析.理论与实验结果分析均表明,复合模型高度有效,能更好解释天津市住宅价格与自然属性的关系.该模型也可以作为城市住宅的定价参考.
How to precisely ascertain the house price has been becoming one focus. The paper gives the concept model ofproperty prices based on the theorys ofthe effectiveness, consumer preferences and supply and demand balance, and constructs the computing model of property prices. By collecting 2806 housing data in Tianjin City, three model functions are used and the calculation results are analyzed comparatively by the SPSS 13.0. Theoretical analysis and result analysis of model show the composite model is more valid and reasonable than the others, and can been used to explain the relationship between local housing price and properties, can be also used as a reference to pricing house.
