摘要
我国住宅市场的价格决定具有不同于市场经济国家的特点。由于我国转轨过程特点、发展中国家特点和住宅需求中对新房偏好的特点,我国存在一个独立于存量市场的住宅新房市场,市场价格由新房的需求与供给共同决定,并且新房价格影响存量市场价格。在短期中,我国住宅市场的房价波动主要是由于新房需求的变化引起的。在住宅需求中,除了传统理论强调的主要影响因素外,价格预期是一个重要因素,在价格分析和政策决定时不可忽视。
Housing market price determination in China carries features different from those in market economies. As China is a developing country in transition and Chinese prefer new houses in housing demand , there is a new house market independent from the stock market in China. In the short terms housing market price fluctuations are mainly induced by changes in demand for new houses. Besides major factors highlighted in traditional theories . price expectation is an important element in housing demand and should not be neglected in price analysis and policy development.
