摘要
分析了目前住宅工程质量监管工作中存在的问题,就如何有针对性地开展住宅工程的质量监管进行了探讨,并提出以下建议:由于开发商与住户利益的不统一,必须有针对性地开展住宅的质量监管;必须削弱建设单位的权力,保障小业主的利益;对开发商主导的建设行为和建设实体实施更加严格的监管,保障住宅完整的使用功能;应从全寿命周期的角度对住宅质量实施监管。
This paper analyzed the problems in the current quality supervision of residential project. It discussed how to carry out quality control on residential projects. And put forward the following proposals： as a result of the lack of harmonization between the developers and tenants, there must be targeted to monitoring the quality of residential; it must weaken the power of the construction unit to protect the interests of small property owners; in order to protect the integrity use of residential, the more stringent monitoring must be implemented for the construction and the building entity led by the developers; the implementation of the supervision on residential quality must be from the perspective of the entire life cycle.
