摘要
房地产开发企业在面临高收益诱惑的同时,必须对风险进行科学的评价,尤其是美国次贷危机以来,面对房地产交易量持续萎缩、房价下降带来的低迷状态,风险管理的重要性更加突出。利用BP神经网络建立的风险评价模型,更加适用于房地产项目的风险评价,并能够提升房地产项目风险评价的准确性,排除人为的主观因素,从而很好的为房地产项目投资决策提供科学的依据,使房地产开发企业有效地规避风险。
When facing the temptation of high profit,real estate enterprise must assess risks scientifically since American subprime crisis broke out especially.Risk management is important to deal with the low trading volume of real estate and the decrease of house price.The risk evaluation model based on BP neural network is more suitable for risk evaluation of real estate project.It can improve the accuracy of risk evaluation of real estate project,exclude subjective factors to provide scientific evidence for real estate investment,and help real estate enterprises avoid risks effectively.
