摘要
通过对城市土地定级方法的比较和不同地区城镇土地定级估价的实践,认为以多因素综合评定法结合级差收益法测算城市土地级别较为适合地产市场欠发育的城镇;讨论了城市土地定级的因素及各因素作用于土地级别的影响程度;研究了定级模式,并给出了一个研究实例,以指导不同城镇定级工作的进行.
By comparaing a variety of methods for urban gradation and practice of urban gradation, it is considered that the method of multi-factor comprehensive appraisal together with the differential profit to be applied in the urban land gradation on the condition of the weak land market of cities is adaptable in the country. The factors affected the land gradation and their degrees are discussed, the models are difined, and an example of the land gradation is given.
