摘要
近年来,商品房价格一路攀升,这与很多因素有关;其中国家经济政策、经济发展水平,城市化进程、生产成本、投资者心理预期等因素影响着商品房的供求,从而最终影响房价。在这几个因素中,有些是可以通过人为影响使其在短期内改变,而有些因素不可能在短期内有所改变。用结构解析模型来分析这些影响因素,可以得出影响商品房价格的最基本的可控因素是国家经济政策。
In recent years, the housing price rises quickly all the way, which is related to many factors, including the country's economic policies, the level of economic development ,urbanization process, production costs and psychological expectations of the investors, All these factors affect the supply and demand of housing, which ultimately affect the price of the real estate. In these factors, some can be affected and changed by people in short time, and some factors that can not be changed in short term. Apply Interpretative Structural Modeling (ISM)model to analyze these factors, we can get that the country's economic policies is the most basic and controllable factors that affect the housing price.
