对江汉油田物业服务质量管理的探讨

近年来,江汉油田物业管理水平和服务水平不断提高,但随着社区居民对物业服务的要求越来越高,管理也呈现出不足之处,出现了一些亟急待解决的问题,主要表现有:专业化水平不高,物业服务人员的综合素质有待提升,社区的文化建设尚显不足,物业管理企业的服务内容有待进一步丰富。油田物业要抓住管理的重点,坚持以预防为主、以业主为重,坚持物业员工与社区居民共同参与的全方位质量管理,坚持质量管理的灵活性;要从基础工作抓起,提高物业服务质量管理水平;要建立和健全物业管理质量责任制;要加强物业服务质量管理的教育培训;要灵活运用以人为本、以客为尊、大力推行优质服务、科学管理、注重品牌经营、勇于承担社会责任、重视成本效益、提倡管理创新的物业服务质量管理策略。

In recent years, the standard of management and service of property service in Jianghan Oilfield has been improved continuously, but with the higher requests of the residents in communities, some deficiencies arise in man- agement and some problems need to be solved urgently. The problems mainly include low professional levels and comprehensive qualities of service persons and the shortage of community culture construction. The content of prop- erty management service needs to be enriched further. The author advocates grasping the key points of property management, insisting on prevention first,focusing on the owners, insisting on omnidirectional quality management based on the participation of service persons and community residents, insisting on flexible quality management, grasping the basic work to improve the standard and quality of property management, establishing and completing responsibility system of property management quality, strengthening education and training of quality management of property service, applying people --orientation and customer--orientation flexibly, carrying out high quality service and scienific management, paying attention to brand management, having the courage to bear social responsibility, emphasizing cost effectiveness and managing innovative strategies of quality management of property service .
