认为当前我国住房市场的发展面临着一些深层次的矛盾和问题,住房改革实践的难题呼唤新的住房理论的突破与创新;二元化住房制度为我们重新认识住房问题,推动住房政策精细化提供了新的视角。突破商品房制度框架,分析了二元化住房制度对稳定房价、优化房地产市场投资结构以及解决"夹心层"人群住房问题的作用机制,并就构建和完善我国二元化住房制度提出了政策建议。

At present, Chinese housing market faces a number of deep -rooted contradictions and problems, the difficulties of housing reform practice calls for a new breakthrough in the theory of housing and innovation. Dual housing system which provide a new perspective for our new awareness of housing is- sues, and promote the refinement of housing policy. This paper breakthrough the framework of the real estate system, Analysising the important role of the dual system, which stabilize the housing prices, optimize the investment structure of the real estate market, as well as resolving the housing problem of the ＂sandwich class＂ group. Finally the paper make policy recommendations to build and improve the housing of our dual system.
