摘要
文章以供求理论为框架,从需求视角、供给视角以及供求失配视角对国外住房支付能力测度研究进行了总结梳理,并以层次性、全面性、细分性、数据可获性、目的性为基本原则对这三个视角下的研究进行了对比分析。三个视角下的研究各有侧重,各具优劣。但是,相比起供给视角、供求失配视角而言,需求视角下的研究相对成熟,其主要研究方法包括了比率法和剩余收入法,比率法又有传统比率法和质量调整比率法两种。文章认为,今后可以以供给失配视角下的研究为第一综合层次,以需求视角和供给视角下的研究为第二细分层次,整合现有研究成果,并展开深入研究。
Underlying the framework of the theory of supply and demand, this paper summarizes the research of housing affordability measurement from demand perspective, supply perspective, and mismatch of supply between demand perspective. Then, the paper further analyzes them comparatively, according to the basic principles of hierarchy, comprehensiveness, subdivision, data availability and purposefulness. We find that all of these researches have their own core concerns, merits and drawbacks. However, compared to the supply perspective and the mismatch of supply between demand perspective, the research of demand perspective is mature relatively. Its research methods include ratio method and residual revenue method. Taking the research of the mismatch of supply between demand perspective as the first comprehensive level, the research of demand perspective and the research of supply perspective as the second subdivision level, to integrate the existing research results and do in - depth study is the direction of further research.
