摘要
Hedonic价格模型是一种分析产品特征价格的计量经济学方法,在实际应用中可以用来分析住宅各种特征对价格的贡献程度,并通过构建Hedonic价格模型来研究住宅的特征与住宅价格的关系。应用Hedonic模型分析南京市住宅特征价格是在选取南京市3800个住宅样本的基础上,运用SPSS软件进行模型估计并对Hedonic价格模型的几种形式进行试算,选择最优模型形式,然后建立南京市住宅特征价格模型并用所选择的模型对南京市住宅价格进行回归分析,得到住宅特征的隐含价格,从而分析住宅特征对其价格的影响,在此基础上分析运用过程中应注意的问题并提出一些建议。
Hedonic model is an econometric method for analyzing goods'characteristic price. In reality, we can use it to analyze the contribution degree of housing characteristic to its price. Through constructing a Hedonic model, we can recognize and measure the relationship between housing characteristic and housing price. Based on 3800 samples in Nanjing and SPSS software, several functional forms are estimated and superior model is selected. Through analyzing this model, we can get housing attributes" implicit price, which reveals the relationship between housing price and housing characteristics. The results manifest that it is valid and reasonable, and can be used to explain the local housing price. At the same time, the paper analyzes some shortcomings and proposes some suggestions on its improvement.
