摘要
分析城市轨道交通对周边土地价格的影响及其作用机理,依据激励相容理论,指出城市轨道交通与周边物业一体化开发模式有利于土地增值效益返还和提高两者的综合收益。从上盖物业、沿线物业和偏远区域3个维度对一体化开发项目进行市场定位,并提出建立和完善一体化开发模式的建议。
The paper analyzes the impact of urban rail transit on the price of peripheral land and the mechanism. According to the theory of incentive compatibility, the author postulates that the mode of integrated development of urban rail transit and its surrounding property is favorable for returning land increment value and enhancing the comprehensive benefit of both the urban rail transit and its surrounding property. By carrying out market orientation of integrated development projects from three aspects, this paper puts forward suggestions for estabishing and perfecting the integrated development pattern.
