摘要
综合分析影响城镇土地利用潜力的因素,构建城镇土地利用潜力评价的指标体系,并基于GIS、RS建立一套城镇土地利用潜力评价的技术方法、流程。以河北省唐山市高新区为例,对其土地利用潜力进行系统评价。结果显示,全区宗地面积为516.07hm2,平均容积率为0.61,平均建筑密度为0.31,98个评价单元中,适度利用、过度利用、低度利用3种潜力类型的土地单元个数分别占总评价单元的60.1%、7.4%、32.5%,可供挖掘的潜力很大,并基于评价结果提出了相应的政策措施。
The article synthetically analyzed influencing factors of town land use potential, constructed evaluation index system, and established a set of technical methods, processes based on GIS, RS. With high-tech zone in Tangshan City Hebei Province as example, its land use potential was systematically evaluated. The results showed that area of the region 516.07 hm2 , average floor area ratio 0.61, average construction density 0.31. Among 98 evaluating units, moderate use, over use anti low grade use accounted for 60.1% , 7.4% , 32.5% respectively. It has great potential to be developed and utilized. Finally, corresponding policies and countermeasures were put forward based on the assessment results
