经济适用房的可能弊端及其对策

经济适用房作为一种救助性住房保障方式,由于其本身固有的某些缺陷,导致了推行过程中问题频出。我国遭遇国际金融危机以来,部分城市在房地产"救市"中对经济适用房实施了货币补贴的办法,但这并不能根除经济适用房本身存在的痼疾。从国际经验看,我国也应当逐步过渡到以租赁补贴为主的救济性住房保障,但这需要一个过程。眼下则需要对现行的经济适用房制度进行改进和规范,以达到补偏救弊的目的。

Judging form international experience, China shoule gradually change to rental subsidies, which mainly to the relief of housing security system, but it requires a long process. Right now we need to improve and standardize economically affordable housing system in order to achieve rectify purposes.
