金融风暴对安徽房地产业的影响及对策

摘要 尽管近年来安徽省经济增长模式有着明显的改善,经济外向度低于全国平均水平,但由于经济实力在总体上比较落后,经济结构不够合理,工业化处于初级发展阶段,所以,国际金融危机对安徽省经济的影响是全方位的和深远的。金融危机对安徽省房地产业造成了影响。2008年安徽省房地产开发投资额增长迅速,但商品房销售额却出现下降,进入第三季度后迹象尤为明显。全省土地出让面积下降但出让收入却略有上升。在金融危机和宏观调控的双重影响下,房地产行业进入新的调整期。针对房地产市场存在的问题要因地制宜,采取引导加约束的方法,在发展中解决问题。 Although in recent years, the economic growth patterns of Anhui Province have substantially improved, the economic export - oriented degree is lower than the national average. However, as eeonomie strength is relatively backward in general, the eeonomie structure is not quite rational, the industrialization is at the early stages of development, so the international financial erisis on the economie impact of Anhui Province is eomprehensive and far - reaching. The financial crisis had an impaet on the real estate industry of Anhui Previnee. In 2008 the growth of investment in real estate developed rapidly, but the commercial housing sales had deelined, especially in the third quarter. The area of the provinee's transference of the land has declined, but the income of the tranference has increased slightly. Under the effect of the financial erisis and the macro - eontrol, the real estate industry has entered a new period of adjustment. In order to solve the problems of the real estate industry, we should be adapted to local conditions and take guided approaches to solve the problem in development.
